You already have the project signed by your architect. We execute it. A single point of contact takes charge of trade coordination, timelines, costs and certifications — from start to finish.

When a project starts without a single point of contact, chaos begins. The carpenter waits for the plasterer, the installer blames the floor structure, and the developer receives twenty separate invoices without knowing what each one covers. The role of the general contractor is not to carry out everything himself — it is to assume responsibility for everything to work.

Urbancat acts as sole contractor and takes on the contractual relationship with each trade. We negotiate the terms, validate the work records and sign the certifications. The developer receives a single itemised monthly invoice and a fortnightly progress report. No surprises at the end.

Plan in accordance with RD 1627/1997. In-house safety coordinator. Mandatory initial training for every worker accessing the site.

Management of all required certifications: occupancy certificate, electrical bulletin, installation legalisation and delivery of as-built drawings.

Technical review of the project

We review the executive project with our full team. We identify conflicts between drawings before starting. Formal queries to the studio are sent consolidated, with an agreed response deadline.

Fixed quote broken down by line items

We compile the budget with real measurements. When an extra arises, we propose it before executing — never after. Without written approval, nothing is executed or invoiced.

Milestone planning

Gantt chart with optimal trade sequencing. Waiting times between trades are reduced to hours, not weeks. Plan updated weekly against actual progress.

Execution and handover

Fortnightly report with photographs and percentage completed. Monthly certification sent five days before the invoice. Handover with complete technical documentation and as-built drawings.

What we get asked most.

01 What happens if the project needs adjustments during execution?

Any modification is documented as an extra proposal before execution: technical description, measurement and price. Without written approval from the developer and the site supervisor, no change is executed. The architect's technical supervision is sovereign in design decisions — we lead the execution.

02 Do you manage the technical supervision or only the execution?

Execution only. The technical supervision (DO and DEO) belongs to the professionals designated by the developer or by the studio that signed the project. We coordinate with them so their oversight runs smoothly: weekly reports, free site access and technical queries with a defined response deadline.

03 What is the average execution timeline?

It depends on the type of works and the floor area. A full renovation of 100–150 m² typically requires between 3 and 5 months. A new-build detached house, between 10 and 14 months. The deadline is formalised in the contract with intermediate milestones and delay penalties. We manage trades with a genuine safety margin, not with optimism.

04 What warranty covers the executed works?

The warranty applies in accordance with the LOE: 1 year for finishes, 3 years for installations and 10 years for structural defects. As sole contractor, there is no debate about who must repair when a defect arises — there is one single responsible company. We also carry out a review visit three months after handover.

05 Do you also work with external architects' projects?

Yes, and it is the most common scenario for this service. We start with a full reading of the executive project, identify technical conflicts before starting, and propose our own execution specification that complements — never contradicts — that of the original project. The supervising architect approves that specification before the start.
